AFFORDABLE HOUSING IN MUNICH

Info: Rents in Munich have long been unaffordable for many people. It can help if municipal property developers counteract this. This was also the case in Obersendling, not far from South Park Munich, where a large new housing development was completed between 2016 and 2020. 389 flats with about 21.200 square metres of living space have been built there by a municipal developer. Overall costs were around 108 million euros. The clear message for this project was: lower to medium price segment. Building there was thus very economical using bricks.
The buildings have district heating connections. The energy standard complies with EnEV 2016 (German energy use regulation). Walls with a thickness of 36.5 to 42.5 cm were built in a solid construction of reinforced concrete and masonry. For this, Schlagmann’s long-term value-preserving, low-maintenance brick products were used: At the time of construction, the 42.5-cm thick S10 was way ahead of the competition in terms of statics. This brick also produced the desired results in terms of sound insulation (R = 49.3 dB). Together with sound-insulating windows, these walls achieved an insulation level in accordance with noise level range 5.The WDF thermal insulation facade was also used in two thicknesses, 120 and 180. It was prebuilt everywhere where the planning had required reinforced concrete walls for structural reasons. The WDF is often combined with core insulation behind it. These combinations created a uniform brick building envelope in all places.
